2 New, Luxury Apartment Buildings Coming Soon to Grand Forks

GRAND FORKS (WDAZ-TV) - Two new, luxury apartments will soon be built in Grand Forks. It will be short walk to the Columbia Mall for the new tenants. The apartments are being built on 24th Avenue South next to the mall.

GRAND FORKS (WDAZ-TV) - Two new, luxury apartments will soon be built in Grand Forks.

It will be short walk to the Columbia Mall for the new tenants. The apartments are being built on 24th Avenue South next to the mall.

The city recently re-zoned the property that was designed for commercial use.

The two buildings will have 93 units that include one, two, and three bedroom high-end apartments.

"They are going to have every amenity as far as hardwood floors to granite counter tops," Oxford Realty marketing director Jessie Thorson said.

The apartments also come with a short trip the mall. They're being built just 600 feet from the closest store.

Until recently, the property around the mall was zoned only for businesses, but those never came.

"It's been really difficult to occupy that part of the mall property. So we do think this is a benefit to both the people living there and as well as the other commercial businesses," Grand Forks city planner Brad Gengler said.

Developers at Oxford Realty saw an opportunity and asked the city re-zone the land for residential living.

"The idea has been mulled over, I think, for quite a while. A lot of people see this as a great location," Thorson said.

"I won't say it was odd but it wasn't anything we have been asked before, to have a multi-family setting in that environment by a shopping center," Gengler said.

Gengler says building residential housing next to older malls is a trend nationwide, partly because it can create extra traffic for the area.

"Not only the mall, there are many businesses, grocery stores, gas stations," Thorson said.
